Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Real Estate Acquisition Division, 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102. REQUIREMENT : The General Services Administration, on behalf of FEDERAL EMERGENCY MANAGEMENT AGENCY, desires to lease a minimum of 89,500 ANSI/BOMA Office Area (previously usable) square feet to a maximum of 93,975 ANSI/BOMA Office Area square feet. The office space should be contiguous, "Class A", and fully serviced. In addition, seventeen (17) reserved covered parking spaces must be provided for government vehicles on-site. DELINEATED AREA: The building must be located in Sacramento County, CA. LEASE TERM: 15 years, 10 years firm. SPECIAL REQUIREMENTS OF THIS LEASE Offered space shall not be in the 100 or 500 year flood plain. 7,000 ANSI/BOMA Office Area square feet of basement or warehouse type space is required. Standoff areas and parameter buffer zones of 50 feet are required for uncontrolled parking or vehicular traffic. Surge parking for 65 additional spaces to include capacity for trucks, emergency response vehicles, and Emergency Support Function (ESF) staff parking during times of declared emergencies. The building must be a seismically improved structure, inspected and warranted post 1989. Building and Landlord must accommodate 24 hour access, 7 days a week, 365 days a year. There must be a loading dock with direct access to a freight elevator, capable of handling an 18 wheel tractor-trailer with extended cab (18'-6" minimum height clearance). Again 24/7 access is required. Building provided security upon advanced notice is desirable. Ability to install and operate separate electrical and HVAC systems to support operations. Secured roof top (or yard) space with southern sky exposure allocated for communications capabilities such as VFH antenna, HF radio system and Dish Antenna with secured conduit path to tenant's space. Ability to construct minimum point of entry (MPOE) for data and telecommunications connectivity. Facility must provide sufficient space to include emergency backup generator for essential systems. Freight elevator of 11' minimum clear dimensions with security card access. The ability to maintain a clear ceiling height of 10'-6" in portions of occupied space. Facility must have capacity to accommodate high density filing systems. Ability to modify building sprinkler systems to allow delay for pre-action non-liquid fire suppressant system to be installed. Ability to install dedicated conduit from Press room space (within tenant's suite) to outside building location where commercial media vehicles can connect to cable feeds. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, and seismic protection. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government's requirements. Expressions of interest should be submitted to the following person and address in writing by mail, or e-mail, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. Responses must be received not later than 4:00 p.m. P.S.T., Monday, February 7, 2011.
