Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: Solicitation/Project # 0OR2012 State: Oregon City: Portland Delineated Area: North: Broadway Ave. to NE 32nd to NE Hancock St to NE 38th Ave to NE Thompson St. East: NE 47th Ave South: I-84 to NE Sandy Blvd. to NE Halsey St. West: Martin Luther Blvd. Minimum Sq. Ft. (ABOA): 6,781 Maximum Sq. Ft. (ABOA): 7,120 Space Type: Social Security Administration Field Office Space Parking Spaces (Total): Provided per local code Parking Spaces (Surface): Provided per local code Parking Spaces (Structured): Provided per local code Parking Spaces (Reserved): N/A Firm Term: 10 years Option Term: Two five year renewal options (years 11-15 and years 16-20) on 180 days notice by the Government. Additional Requirements: Offered Space Requirements: Floor Location and Elevator Requirement: If offered space is not located on the ground floor of a building, 2 elevators are required to access the reception area of the offered space. One of the accessible elevators may serve as a freight elevator. Contiguous Space: All offered space must be contiguous on one floor. Space Layout: The space should be no more than twice as long as it is wide. Column Spacing: All columns must be at least 20 feet from any interior wall. Each column must be less than 24" square. Roof Space: A satellite dish will be placed on the roof and needs an unobstructed SE view with a minimum elevation of 15 degrees above the horizon. Mail: If the offered space is located in a multi-tenant building, the Offeror will be required to provide a solution for the large amount of agency mail that is sent and received on a daily basis. Building Requirements : Street Location: Space shall be located not more than the equivalent of two blocks from a primary or secondary street. Parking must be provided per local code. Handicapped parking must be located within the same block and visitor parking must be available within two blocks of the offered space. Employee parking: must be available within five blocks of the offered space. Public Transportation: Regularly scheduled bus or equivalent mode of transportation must be available within two blocks of the offered space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
