- The US Government seeks to lease 140,000 ANSI/BOMA office area square feet in Martinsburg, WV - 0WV2024 State: West Virginia City: Martinsburg Delineated Area: Area of consideration is within the following boundaries in Berkeley County, WV or Jefferson County, WV: North: Potomac River/West Virginia State Border East: Shenandoah River South: From intersection of Shenandoah River and Route 9/Charles Town Road; continuing west on Old WV-9/State Route 115/South George Street; west on US Highway 340/West Washington Street/ State Route 51; continuing west on Route 51/Middleway Pike; west on Specks Run Road; west on Giles Mill Road/Route 26; and, continuing west on Route 26/Runnymeade Road to the intersection of Route 24/Goldmiller Road. West: From intersection of Route 26/Runnymeade Road and Route 24/ Goldmiller Road; continuing north on Route 24/Horners Sawmill Road; continuing north on Tabler Station Road; continuing north on Route 30/Arden Nollville Road; west on Route 15/Tuscarora Pike; north on Route 16/Thatcher Road; west on Route 13/Dry Run Road; north on Butlers Chapel Road; north on Route 9/ Hedgesville Road; northeast on Route 901/Hammonds Mill Road; and, north on Vineyard Road to the Potomac River. Minimum Sq. Ft. (ABOA): 140,000 Maximum Sq. Ft. (ABOA): 140,000 Space Type: Office Full Term: 20 Firm Term: 15 Additional Requirements: 600 parking spaces to accommodate fleet vehicles, employee, and visitor parking. Proposed premises that provide contiguous space, either on one floor or vertically, are preferred; however, proposed space that can meet the total ABOASF between adjacent buildings or buildings within the same commercial complex will also be considered. Building(s) should be located in a quality area which affords convenient access to transportation corridors as well as visitor and employee amenities. Setting should be contemporary, professional, and well-maintained. Additionally, communications infrastructure to support high-tech connectivity and adequate security perimeter are critical requirements. Proximity to 408 Coast Guard Drive supports optimal operations efficiency. Offered space shall not be in the 100 or 500 year flood plain. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Solicitation for Offers specifications.
