State: NM City: Farmington Delineated Area: City Limits of Farmington, NM Minimum Sq. Ft. (ABOA): 7,945 Maximum Sq. Ft. (ABOA): 8,739 Space Type: Office Space Parking Spaces (Total): 46 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 10 years Firm Term: 5 years Option Term: Additional Requirements: •· Office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. If the space is not on the ground floor, elevator service shall consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator) •· Space configuration shall be conducive to an efficient layout.* •· Space should not be located near (within line sight) establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be within a base flood plain or wetland. Space will not be considered where apartment space or other living quarters are located within the building. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime Expressions of Interest Due: January 21,2011 Market Survey (Estimated): N/A Offers Due: March 20, 2011 Occupancy (Estimated): March 15, 2012
