- U.S. GOVERNMENT - Expressions of Interest Sought The United States Government currently occupies office in a building under lease in Ft. Smith, AR that will be expiring. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following space: State: Arkansas City: Ft. Smith Delineated Area: • North: From the intersection of Ft. Chafee Blvd. and Mahogany St. in an easterly direction to the intersection of Ft. Chaffee Blvd. and 3rd Ave. • East: From the intersection of Ft. Chaffee Blvd. and 3rd Ave. in a southbound direction to the intersection of 3rd Ave. and Roberts Blvd. • South: From the intersection of 3rd Ace. And Roberts Blvd. in a westbound direction to the intersection of Roberts Blvd. and Ft. Chaffee Blvd. • West: From the intersection of Roberts Blvd. and Ft. Chaffee Blvd. in a northbound direction to the intersection of Ft. Chaffee Blvd. and Mahogany St. Minimum Sq. Ft. (ABOA): 862 Maximum Sq. Ft. (ABOA): 948 Space Type: Office Parking Spaces (Total): 4 Parking Spaces (Surface): 4 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 4 Full Term: 10 Firm Term: 5 Option Term: Additional Requirements: Contiguous Space Proposed space must comply with Energy Independence and Security Act. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100/500 year flood plain. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; - Date of space availability; - Method of rentable space measurement; - Building ownership information; - Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
