- The U.S. Government currently occupies office and related space in a building under lease in Waco, Texas that will be expiring. The Government requires office and related space yielding a minimum of 9,979 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 9,979 Maximum ABOA square feet: 10,478 The lease term requirement is for 10 years, 5 years firm. The space must be available for occupancy by 12/10/2011. The delineated area is: NORTH: Lake Shore Dr. to E Lake Shore Dr. to East Industrial Blvd. to Loop 340 traveling east EAST: Loop 340 SOUTH: Loop 340 WEST: Lake Waco to Lake Shore Dr. at Macarthur Dr. traveling north Other applicable requirements include the following features: • Proximity to public transportation • Parking: 4 surface parking spaces • Security: - Duress alarm system in public contact areas (interview rooms). System requires an analog line. - Lessor will provide and install an HSPD 12 Intrusion alarm and access security system. Installation of the security system will be performed by a Federal Protective Service (FPS) approved contractor. - Daytime cleaning is required. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • One-eighth inch scale drawing of space offered • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
