Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia County: Fairfax City: Fairfax Delineated Area: North: Lawyers Rd (State Route 673); South: Braddock Rd; East: Chain Bridge Rd to Lee Hwy to Nutley St to Courthouse Rd; West: Waples Mill Rd to Route 50 to Jermantown Rd to Chain Bridge Rd to Flint Hill Rd to State Route 672 Minimum Sq. Ft. (ABOA): 9,973 Maximum Sq. Ft. (ABOA): 9,973 Space Type: Office Parking Spaces (Total): Must have at least 60 unsecured spaces including handi-cap accessible Full Term: 5 years Firm Term: 5 years Option Term: 5 years Additional Requirements: Space must be located within the equivalent of two city blocks from a primary or secondary street. Space must be within two city block from public transportation. Subleases are not acceptable. Space shall not be in the 100-year flood plain. The Government intends to use this information from prospective sources to issue a Solicitation for Offers. The required occupancy date is no later than November 1, 2011. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. Expressions of Interest Due: February 11, 2011 Market Survey (Estimated): February 2011 Offers Due : March 2011 Occupancy (Estimated): November 1, 2011 EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN 5:00 PM February 11, 2011, AND SHOULD INCLUDE THE FOLLOWING INFORMATION AT A MINIMUM: •· Building name and address; •· Location of space in the building and date of availability; •· Location of the closest operational public transit stop and distance in walkable linear feet from the offered building; •· ANSI/BOMA defined office area/usable square feet (USF) Offered and Rentable Square Feet (RSF) offered identifying the specific floors and square footage on each (with Common Area Factor); •· Rental rate per rentable square foot (based on the GSA Warm Lit Shell). •· Evidence of ability to meet the required occupancy date of no later than November 1, 2011; •· Name, address, telephone number, and email address of authorized contact.
