Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: MD City: N/A Delineated Area: Prince George's County, Maryland: south of the Capital Beltway (Rt. 495/95); west of Kenilworth Avenue (Rt. 201) and then Rt. 295 and Rt. 50 to the District of Columbia line; east of Route 1 (Baltimore Avenue/Rhode Island Avenue); and north of the boundary line between the District of Columbia and Prince Georges County, Maryland, between Rt. 1 and Rt. 50 Minimum Sq. Ft. (ABOA): 101,407 Maximum Sq. Ft. (ABOA): 101,407 Space Type: Warehouse Parking Spaces (Total): N/A Parking Spaces (Surface): N/A Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 20 years Firm Term: 10 years Option Term: 10 years (two five-year options) Additional Requirements: Fenced-in Wareyard Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100-year flood plain. The Government is considering alternative space if economically advantageous. The Government will use the cost information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In making this determination, the Government will consider, among other things, the availability of alternate space that can potentially satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. In the event that a potential offer fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the potential building in question cannot meet the Government's requirements. Expressions of interest must be submitted in writing and should include the following information at a minimum: Building name/address Location of space in the building and date of availability and expected rental rate per RSF, fully serviced One-eighth inch scale drawing of space offered ANSI/BOMA defined general office, warehouse and lab areas/usable square feet ("USF") Rentable Square Feet ("RSF") offered and rental rate per square foot, fully serviced.
