Description
A. Statement of Requirements. The Government is seeking to enter into a lease for contiguous space that meets the following requirements: City, State: Towson, MD Delineated Area: All offered property must be located within the following delineated area: START at Kenilworth Drive and West Road to East Joppa Road, to York Road to East Pennsylvania Avenue, to Bosley Avenue to Hillen Road; to Fairmount Avenue to East Towsontown Boulevard, to Dulaney Valley Road to York Road, to Southerly Court to West Burke Avenue, to Fairmount which becomes Bosley Avenue which becomes Goucher Boulevard to Kenilworth Drive and END at West Road. Approximate Sq. Ft. (Rentable): 26,519 Minimum Sq. Ft. (ABOA): 23,060 Maximum Sq. Ft. (ABOA): 24,313 Space Type: 2nd floor or higher Class A office space for use by tenant for personnel, furnishings, and equipment. Parking Spaces (Total): Two (2) on-site surface for visitors plus two (2) surface for the disabled. Public Transportation: Regularly scheduled public transportation must be available with transit stops within two (2) blocks of the building. Full Term: Fifteen (15) years Firm Term: Ten (10) years Option Term: Renewal option(s) may be requested. Buildings offered must provide adequate means of ingress and egress, and must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for the handicapped. Offered buildings must also meet NFPA fire protection and life safety standards, and must be altered to meet the tenant agency's unique specifications and be fully-serviced. Offered space must have potential for efficient layout and be ready for occupancy no later than 3Q 2012 or sooner. Brokers or agents must represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include building name and address, AutoCAD of floor plate offered with clear definition of proposed space, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), and contact information for owner or authorized agent. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements and specifications as detailed within the Solicitation for Offers (SFO). Offered space shall not be in the 100-year flood plain. B. Projected Dates.
