- A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Cleveland, OH Delineated Area: CBD of Cleveland, OH defined as; North: North Marginal Road South: Carnegie Avenue East: East 17 th Street West: West 10 th Street Maximum Rentable SF: 31,423 RSF Minimum Sq. Ft. (ABOA): 27,324 USF Maximum Sq. Ft. (ABOA): 30,056 USF Space Type: Office and Related Space Parking Spaces (Total): 59 Parking Spaces (Surface): 0 Parking Spaces (Structured): 59 Parking Spaces (Reserved): 59 (Reserved and Secluded) Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the [100/500] year flood plain. Class A or Class B space will be considered. Parking must be inside (structured), reserved and secluded/fenced with 24/7 access. A sally port is required. Parking must be able to accommodate fifteen vehicles that are 8' tall, plus one vehicle that is 45' long and 11'6" tall. Attached parking is preferred but alternatives will be considered. A separate, tenant-dedicated entrance to the space is required. Ground floor space is preferred, and space above ground floor must have a separate, dedicated entrance, including a dedicated elevator. Contiguous space, on one floor, is preferred, but non-contiguous space may be acceptable, as long as there is no more than two blocks of space, and the smallest block is no less than 5,372 USF. If above ground floor, the space must be able to accommodate high-density file system(s). The offered building cannot be located within one-quarter mile of a day care facility, school, or civic site. 24-hour access to the space is required. B. Projected Dates.
