The Government is gathering market information and considering options to lease warehouse and related space meeting the following requirements: City, State: Washington, DC and Surrounding Areas Delineated Area: West: Starting at the intersection of the Anacostia Fwy. and the DC/MD boundaries, follow the Potomac River to Rock Creek and Potomac Pkwy NW, to Beach Dr. NW, to Calvert St. NW, to Columbia Rd. NW, to 16 th St. NW, to Alaska Ave. NW. North: Starting with Alaska Ave. NW as the boundary to the West, follow Eastern Ave. NW, to Carroll Ave. which turns into Ethan Allen Ave which turns into E. West Hwy., to Veterans Pkwy. East: Starting with the E. West Hwy as the boundary to the North, follow Veterans Pkwy. to Route 50, to Ardwick Ardmore Rd., to Martin Luther King Jr. Hwy., to Hill Road which turns into Shady Glen Dr., to Walker Mill Rd. which turns into Silver Hill Rd. South: Starting with Silver Hill Rd. as the boundary to the East, follow Suitland Parkway to the DC/MD boundaries to Anacostia Fwy. Minimum Sq. Ft. (ABOA): Approximately 15,000 Maximum Sq. Ft. (ABOA): Approximately 15,000 Space Type: Warehouse and related space Parking Spaces (Total): Two reserved spaces for Official Government Vehicles Parking Spaces (Surface): Minimum of local code required parking spaces Parking Spaces (Structured): 0 Full Term: Fifteen (15) Years Firm Term: Ten (10) Years Option Term: N/A Additional Requirements: •1) Ceiling height of approximately 18' - 22' for storage areas; •2) Minimum of one (1) loading dock; •3) Delivery area must be able to accommodate a turning radius required for standard sized tractor/ trailers (approximately 60 feet). Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the [100/500] year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CB Richard Ellis, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $5.00/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Site Plan showing parking areas, loading areas, docks/bay doors; 8. Due to the need to accommodate at least 2 personnel onsite, specify if any conditioned space is available. 9.
