- EXPRESSIONS OF INTEREST SOUGHT The U.S. Government currently occupies office and related space in a building under lease in Little Rock, Arkansas, that will be expiring. The Government requires office and related space yielding 6,090 ANSI/BOMA office area (ABOA) square feet. The lease term requirement is for 5 years with one 5-year renewal option. The lease will have 120-day termination rights after 3 years. The space must be available for occupancy by March 1, 2012. The delineated area is in Little Rock and North Little Rock, Arkansas. In Little Rock, the area is bounded on the north by the Arkansas River; the west by the State Capitol; the south by I-630; and the east by I-30. In North Little Rock, the area is bounded on the north by 13th Street., the west by Parker Street; the south by the Arkansas River; and the east by Vine Street. The property shall not be in a base flood plain or wetland. Other applicable requirements include the following features: --30 parking spaces need to be available within 2 blocks of the building. --Specific Information Technology requirements The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. (Fully serviced includes all utilities, janitorial service and supplies, toilet supplies, landscaping, maintenance, repairs, pest control, and snow removal) ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
