- A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Northshore, LA Delineated Area: North - Hwy 1064 to Hwy 190 to Hwy 25 (n) to River Road (s) to Hwy 436 (s) to Hwy 190 (s) to Hwy 36 to Hwy 41 East - I-59 / I-10 between Pearl River and Lake Pontchartrain South - Hwy 22 to Hwy 1077 to Lake Pontchartrain West - Hwy 43 Minimum Sq. Ft. (ABOA): 22,000 Maximum Sq. Ft. (ABOA): 25,000 Space Type: Warehouse Parking Spaces (Total): Six (6) total; five (5) standard plus one (1) to accommodate tractor trailer Parking Spaces (Surface): Six (6) secured Parking Spaces (Structured): 0 Parking Spaces (Reserved): Six (6) secured Full Term: 10 years Firm Term: 10 years Option Term: None Additional Requirements: • Structure will be solid concrete walls at least 8 inches thick reinforced with steel rebar or other acceptable steel mesh. • Roll up garage doors (minimum of 14' high by 12' wide) • Minimum of 20' setback from roads and adjacent property lines is expected. • Ceiling height inside should allow for a 20' clear height to the bottom of roof trusses • Exterior lighting of site is required to allow for CCTV system coverage of all sides at night. • Tractor trailer turning radius must be considered for the site. • Perimeter of the site may be required to receive an 8' to 10' high chain link or iron fence with rolling electric gates at the entrance and exit points. • Tilt Wall Construction • Air conditioned office space that will need to have its own air conditioning system or will share the system for the AITF. • Secure slab to roof wall that separates the storage area from the rest of the building. • Six cages (8'x15' each) will need to be constructed from chain link fencing to allow for separation of storage. • Gates on cages must be at least 4' wide and 10' high, and lockable • Storage racks for pallets (typically 4'deep) • Men's and Women's restrooms with a separate shower in each are required. • Chilled water drinking fountains. • Emergency eyewash station located outside the restrooms. • Hose spigots. • One bay shall be equipped with a drive up ramp, or a hydraulic or electric lift to raise the average full size sedan. • Industrial size air compressor, tank and all hoses and piping to each bay. • Each bay to be equipped with overhead work lights on retractable cords. • The concrete floor shall receive an epoxy paint to make cleaning of oil stains easier. • Hose bib and floor drains are required. • Perimeter doors are to be 18-gauge steel in 16-gauge steel frames with 14-gauge steel hinges • A "drive-through" area for big vehicles is preferred, but not mandatory • A loading dock is not required. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
