- General Services Administration (GSA) seeks to lease the following space: State: New York City: Buffalo Delineated Area: Northern Boundary: West Chippewa Street to Georgia Street. Eastern Boundary: Pearl Street. Southern Boundary: South Division Street to Delaware Avenue to West Eagle Street to West Genesee Street. Western Boundary: 7th Street to West Mohawk Street to Niagara Street. Approximately 65,523 rentable square feet yielding a minimum of 52,419 ANSI/BOMA Office Area (ABOA) Square Feet to a maximum of 55,040 ABOA along with a total of 14 reserved and secure on-site parking spaces. The lease term shall be for a total of 10 years firm. Space must be contiguous and on no more than four floors. Offered space must meet Government requirements for fire & life safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Location of space in the building and date it will be available. • One-eighth inch scale AutoCAD drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • Name of ownership entity and, if applicable, parent company. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
