- REQUIREMENT: The U.S. Government is interested in leasing approximately 4,480- 5,040 rentable square feet of office space. The rentable space shall yield approximately 2,800 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. The building offered must be Class "A" professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. SPACE MUST BE WITHIN THE FOLLOWING DELINEATED AREA: Northern Boundary : Murray Street starting at the Hudson River heading East, to Broadway heading South, to Park Row heading North, to Beekman Street heading East, to Gold Street heading South, to Fulton Street heading East, to intersection of South Street Eastern Boundary : South Street Southern Boundary : Intersection of South Street and State Street, to State Street heading West, to Battery Place heading West, to the Hudson River Western Boundary : Hudson River LEASE TERM: Ten (10) Years, five (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5 th ) year. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN AUGUST 19, 2011 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building (which floor). •2) Scale drawing of space offered (in CAD) and PDF of same •3) ANSI/BOMA defined Office Area Square Feet •4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included in rental rate.) •5) Percentage of Common Area Factor used to Determine the Rentable Square Feet •6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
