- Solicitation for Offers No. GS-05B-18830 August 30, 2011 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Indianapolis, Indiana Delineated Area: Within the city limits of Indianapolis, Indiana Minimum Sq. Ft. (ABOA): 12,172 sf Maximum Sq. Ft. (ABOA): 12,781 sf (13,998 RSF) Space Type: OFFICE Parking Spaces (Total): 20 Parking Spaces (Surface): 20 secured on-site or within 1 block. Parking Spaces (Structured): Parking Spaces (Reserved): 20 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space which shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The minimum distance from day-care/schools is a quarter mile. Single family residential areas shall not be within 3/10 of a mile. Distance shall be measured using path of travel method. Civic sites shall not be within direct line of sight of the offered building. Twenty (20) secured fenced parking spaces must be available on-site, or within 1 block for government vehicles. Ground floor space is preferred. Offered space may be located on the second floor provided a minimum of 5,000 ABOA SF is located on the ground floor. The building and parking area should provide acceptable access including adequate turning radius for buses/large vehicles and direct secure access into the premises on the ground floor. Occupancy is required on or before March 31, 2013. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 or 500 year flood plain. B. Projected Dates.
