- Expressions of Interest Due: 26 October 2011 Market Survey (Estimated): 17 November 2011 Offers Due: 20 December 2011 Occupancy (Estimated): 25 June 2013 General Services Administration (GSA) seeks to lease the following space: State: Texas City: Houston Delineated Area: Northern Boundary: From the intersection of Northwest Fwy 290 and FM 1960 Rd W in an eastbound direction to the intersection of Eastex Fwy US-59 Eastern Boundary : From the intersection of Eastex Fwy US-59 in a southbound direction to the intersection of Franklin St Southern Boundary: From the intersection of Franklin St in a westbound direction to the intersection of Gulf Fwy I-45 Western Boundary: From the intersection of Gulf Fwy I-45 in a northbound direction to the intersection of I-10. From the intersection of I-10 in a westbound direction to the intersection of I-610. From the intersection of I-610 in a northbound direction to the intersection of Northwest Fwy. From the intersection of Northwest Fwy in a northwest bound direction to the intersection of FM 1960 Rd W to enclose the delineated area. Minimum Sq. Ft. (ABOA): 60,274sf Maximum Sq. Ft. (ABOA): 69,315sf Space Type: Office Parking Spaces (Total): 458; 204 for employees within 1/8 walkable mile; 254 for visitors within 1/4 walkable mile Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 14-spaces must be commercially available onsite Full Term: 15 years; fully serviced Firm Term: 10 years Option Term: N/A Additional Requirements: At a minimum this project shall obtain LEED - Silver for Commercial Interiors (LEED-CI) for existing buildings. The successful Lessor, at the Lessor's cost and expense, shall obtain certification from the U.S. Green Building Council (USGBC) within nine (9) months of project occupancy. Offered space must be in a building that has earned the Energy Star label within the most recent year prior to the due date for final proposal revisions or will have obtained it prior to lease award, unless the offered space meets a statutory exception. Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding ½ walkable mile. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. The public entrance to the building must be located more than 300 walkable feet to schools (K-12). The offered premises must be within the defined delineated area and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
