Description
GSA Public Buildings Service U.S. GOVERNMENT 1AK2022 Expressions of Interest Sought The Government currently occupies office and related space in a building under lease in Anchorage, Alaska, and seeks to relocate by December 1, 2012. State: Alaska City: Anchorage Delineated Area: Central Business District and expanding into the Anchorage "Bowl" as described below: North: West 1 st Ave. / Glenn Highway East: Boniface Parkway South: W. Dimond Blvd./Abbott Road West: Sand Lake Road/ Ted Stevens International Airport Minimum Sq. Ft. (ABOA): 12,187 Maximum Sq. Ft. (ABOA): 12,796 Space Type: Office and Related Storage space Parking Spaces (Total): 3 reserved surface spaces 54 spaces must be available onsite or within ¼ mile walking distance; see Additional Requirements. Parking Spaces (Surface): 3 Parking Spaces (Structured): None Parking Spaces (Reserved): 3 Full Term: 15 Firm Term: 10 Option Term: None Additional Requirements: Offered space shall obtain LEED ® -CI certified for existing building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires 3 secure parking spaces for which the cost is to be included in the rent. In addition, access to 54 public parking spaces must be commercially available within a ¼ mile walkable distance of the offered space. Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding ½ walkable mile. A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. Offered space must be contiguous and located on one floor. The public entrance to the building must be located more than 300 walkable feet to schools (K-12). Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well maintained. or 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well maintained and in consonance with a professional image. If not a new or modern building, the space offered should be in a building that has undergone first-class restoration or adaptive reuse for office space with modern conveniences. The offered premises must be within the Delineated Area. Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •· Building name/address and the location of available space within the building; •· Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; •· ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); •· Date of space availability; •· Building ownership information; •· Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •· Energy Efficiency and renewable energy features existing within the building; •· List of building Services provided. •· One-eighth inch scale drawing of space offered. •· Name, address, telephone number, and email address of authorized contact. •· In cases where an agent is representing multiple ownership entities, written acknowledgement. •· Permission to represent multiple owners for the same submission.
