Description
GENERAL ADMINISTRATION SERVICES DESIRES TO LEASE SPACE LONG BEACH, CA The United States Government seeks to lease office and related support space consisting of approximately 11,138 rentable square feet in Long Beach, CA. The space should yield a minimum of 9,685 ANSI/BOMA Office Area square feet to a maximum of 10,169 ANSI/BOMA Office Area square feet plus Forty-two (42) on-site, secure, reserved, parking spaces of which thirty-nine (39) must be inside, structured parking spaces for official Government use. LOCATION: The proposed space must be located within the following delineated area: DELINEATED AREA: North Boundary: Beginning at W. Shoreline Drive and W. 7th Street continuing east becoming E. 7th Street ending at Alamitos Avenue. East Boundary: From E. 7 th St., south on Alamitos Avenue until it becomes E. Shoreline Drive continuing south and westerly, appending Shoreline Village Dr. on the south to the end, and continuing on E. Shoreline Dr. until it becomes W. Shoreline Dr. and continuing westward. South Boundary: W. Shoreline Dr. to Magnolia Drive, then south to the shoreline ending at Queens Way, continuing north along the shoreline, and continuing along the shoreline, then north on Golden Shore to W. Shoreline Dr. West Boundary: Beginning at Golden Shore to W. Shoreline Dr., continuing north and ending at W. 7th Street. Both sides of boundary streets shall be considered. TERM: The term of the proposed lease is ten (10) years, five (5) years firm. Occupancy is required on or before 6/01/2013. REQUIRED: Offered space must be in a Class A building and on the second floor or above, but lower than the top floor, with at least one (1) floor of separation of the proposed space from any balcony. Fully serviced leases are sought; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet the Government requirements for Fire, Life-Safety, Seismic, and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Any offered buildings must be of sound and substantial construction, well-maintained, and of modern design and/or tastefully rehabilitated to Class A modern office space. The space shall be altered to meet the Government's requirements. Satisfactory public transportation (bus and/or light rail) and moderately priced eating establishments must be available within a ten (10) minute drive from the space offered. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (this is not an invitation for bids or a request for proposals): Building name/address Legal Property Owner Written authorization to represent property owner (including name, address, telephone number, and email address of authorized contact) Scaled floor plans identifying the ANSI/BOMA and Rentable Square Feet of the space Scaled floor plan of the first (ground) floor which demonstrates building ingress/egress Site plan showing the secure building parking area As-built floor plan, identifying any tenants requiring relocation as a requisite to delivering the space to the government Date the space will be available for tenant improvements Rental rate per ANSI/BOMA square foot, specifying services, utilities, and tenant improvement allowance included in proposed rate In cases where an agent represents multiple ownership entities, the agent must submit written acknowledgement from each owner with permission to represent multiple owners for the same submission If multiple brokers submit the same property, only the broker with written permission to represent that property will be considered AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Julian J.
