- Notice of Intent Leased Space for the U.S. Federal Government Lancaster, Pennsylvania Requirement: The General Services Administration currently occupies 14,400 rentable square feet of contiguous office space in Lancaster, Pennsylvania for which it has a continuing need. The Government intends to exercise a five (5) year renewal option at the current location. The Government will consider alternate locations if economically advantageous to the Government and if all space requirements can be met. Factors used in the evaluation include costs of all tenant improvements, the physical move, move coordination, telecommunications costs, security costs, etc. The impact on the agency's mission will also be assessed. The Government requires approximately 14,400 rentable square feet of space, which must be contiguous. All services, supplies, utilities, partitioning and tenant alterations must be included as part of the rental consideration. Unique Requirements: -- Sites located directly on a highway or six-lane thoroughfare shall not be considered if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within one block or if the access is directly from the highway unless there is a traffic control device within two blocks or equivalent from the proposed office space. -- Space shall be located within the equivalent of two city blocks from a primary or secondary street serving the office. The route from the primary or secondary street shall be direct. Locations shall not have obscure, difficult access. -- Space shall not have ramps inside the office area. -- Street-level space is preferred. Where space is located above street level, elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for the Government. One of the accessible elevators may serve as a freight elevator. -- Space shall be no more than twice as long as it is wide. -- Space shall have open areas where columns and other obstructions do not hinder efficient space layouts and office workflow. -- Columns shall be at least 20' from any interior wall and from each other and shall be no more than 2' square. -- Space configuration shall allow for a separate accessible employee entrance which provides access to the space without going through the public reception area. -- Public transportation, public, and commercial parking at reasonable rates, and/or on-site parking shall be available within two blocks of the space. Restricted or metered parking of one hour or less within the two block area of the space does not meet parking requirements. Parking for the disabled shall be located within the same block. -- Where onsite parking for the handicapped is not available, a loading/unloading zone shall be provided directly outside the building entrance. Delineated Area: North: From SR 741 east on SR 283 to SR 72; north on SR 72 to Granite Run Drive, then east to Fruitville Pike, South on Fruitville Pike to US 30, then east on US 30 to Greenfield Road; northeast on Greenfield Road to Willow Road. East: Southeast on Willow Road to the railroad tracks; along the railroad tracks southwest to Greenfield Road; south on Greenfield Road to SR 462. South: West along SR 462 (AKA King Street and Columbia Avenue) to SR 741. West: North to 741 to SR 283. Lease Term/Occupancy: Five years. Occupancy by November 18, 2012. Expressions of interest must be received no later than November 11, 2011 and include the following: 1) Building Name and Address, 2) BOMA Office Area Square Feet, and 3) BOMA Office Area Rate Per Square Foot.
