- Description
- The U.S. Government currently occupies office and related space in a building under lease in Rapid City, South Dakota that will be expiring. The Government requires office and related space yielding a minimum of 3,960 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA: 3,960 Maximum ABOA: 4,750 The lease term requirement is for fifteen (15) years. The space must be ready for occupancy by January 1, 2013. The delineated area is the city limits of Rapid City. Other applicable requirements include the following features: - Proximity to public transportation - Contiguous space on the same floor - Two (2) surface parking spaces for official Government vehicles - Office space must be on the second floor or above and must be contiguous on the same floor and accessible to the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), including the floor being serviced by 2 ABAAS accessible elevators. For agency client ABAAS accessibility must have loading/unloading zone in front of the building. More but not less than 3 ABAAS public parking spaces must be adjacent to the building and within 200 feet of travel distance of the building public entrance, and may not be restricted/metered with a time limit less than 2 hours. Space shall be able to provide separate employee and public entrances at least 10 feet apart. Required office space shall not be divided by a common area corridor. Columns may not be larger than 2 feet square & their spacing may not be less than 20 feet on center. Two restrooms within the space is required in addition to common area restrooms. Tenants shall be able to access the building restrooms without leaving building or traveling more than 100 feet. - Space shall be located in a commercially zoned area with attractive, professional business design and use. Location must not be more than 2 blocks from a primary/secondary thoroughfare, and also within 2 blocks of boarding/un-boarding public transportation stop. Amenities such as restaurants and other shopping and services must be located within 1 mile of location/building/space. Proposed space shall not be adjacent to or within 75 linear feet of any tenants, buildings, or environments that create odors or noises disruptive to tenants. Sites with large fluctuation in traffic (e.g. bingo parlors, bars, etc.) shall not be acceptable. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any - Date of space availability - Building ownership information - Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking - Energy efficiency and renewable energy features existing within the building - List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
