- Expressions of Interest Due: December 30, 2011 Occupancy (No Later Than): August 1, 2013 General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Washington, DC Central Employment Area (CEA), North of Massachusetts Avenue, and Southwest Waterfront. Approximately 88,654 rentable square feet yielding a minimum of 73,878 ANSI/BOMA Office Area (ABOA) Square Feet to a maximum of 77,572 ABOA along with a total of 8 reserved and structured parking spaces. The lease term shall be for a total of 15 years firm. This project is subject to Prospectus approval by the United States Congress. The approval process is underway. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Location of space in the building and date it will be available. • One-eighth inch scale AutoCAD drawing of space offered. • ANSI/BOMA defined office area square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • Name of ownership entity and, if applicable, parent company. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
