- U.S. GOVERNMENT TSA Off-Airport General Services Administration (GSA) seeks to lease the following space: State: Nevada City: Las Vegas Delineated Area: North: Tropicana Ave., East: Eastern Ave., South: Warm Springs Rd., West: Las Vegas Blvd. Minimum Sq. Ft. (ABOA): 19,034 Maximum Sq. Ft. (ABOA): 19,986 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): 20 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 20 Full Term: 10 Years Firm Term: 5 Years Option Term: None Additional Requirements: •1. Must be within a 10 minute drive of the airport. •2. General open office, private offices, conference rooms, training rooms & IT LAN Room. •3. K-9 Unit does not need to be contiguous with the rest of the space, but it would be preferred. Dogs will not be kenneled overnight or on the weekends, strictly during business hours. •4. Energy STAR is required & must be received prior to Final Offers being due. If the building cannot receive Energy STAR due to insufficient occupancy, it must receive Energy STAR within 18 months of the Government taking occupancy. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
