- Description
- The Government is seeking to lease approximately 183,076 contiguous rentable square feet of office and related space for consolidation and expansion. The rental space must yield of 152,563 contiguous ANSI/BOMA Office area square feet. The term requirement is for twenty (20) years. The space must be available for occupancy by July 1, 2012. All properties offered to the Govenrment in conjunction with this requirement must be located within Northern virginia. The Government is currently located in multiple contractor-provided and government-provided classified locations throughout Northern Virginia and seeks a location to consolidate and reduce facility costs. Other requirements applicable to this requirement include: - Must be a new building less than ten (10) years old - Must be able to meet sensitive (STC) build out requirements - Must have the ability to install critically required government IT network, to include dual path IC network, which include a minimum of OC-46 pipe that can support a minimum 2.5 Gbps network connectivity - Must be able to provide parking - Space must meet the Federal Government standards for fire safety - Space must meet the Anti-terrorism requirement for Department of Defense set back (UFC 4-010-01 and UFC 4-010-02) - Must be able to submit a preliminary schedule within 15 calendar days after award of the contract Expressionof Interest should include the following information and be submitted to the address below within thirty (30) days from the date of this advertisement. 1. Building name and address, 2. Method of Measurement (BOMA rentable/office area) to determine square feet (including Common area factor) 3. Rental rate for a fully service lease, i.e. and possible 24/7 operation 4. Propose an operation base to be included in rental rate 5. Identify any Tenant Improvement allowances, 6. Identify an additional incentives, i.e. metro, shopes, etc... 7. Name, address, email address and phone number of contact person, and 8.
