Description
U.S Government Seeks Expressions of Interest in Houston, TX RLP No. 0TX2457 The U.S. Government currently occupies office and related space in a building under lease in Houston, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Government requires office and related space yielding a minimum of 19,207 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 19,207 Maximum ABOA square feet: 19,207 (estimated 22,088 RSF) Parking Spaces (Total): 126 Parking Spaces (Surface): 126 Parking Spaces (Structured): N/A Parking Spaces (Reserved): 63 of the 126 shall be reserved The lease term requirement is for 10 years with 5 years firm. The space must be available for occupancy 120 calendar days from Tenant Improvement Notice to Proceed. The delineated area is North=Aldine Mail Rt. Road, East=Aldine Mail Rt. Road to the North intersects with E Hampton Circle running South of location, South=E Hampton Circle, West US Hwy 59. Other applicable requirements include the following features: Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. Public transportation is required within 2 city blocks or 600 feet, whichever is less. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. All space shall be contiguous. Office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. Columns must be at least 20 feet apart (center to center) and 20 feet from any interior wall and be no more than one foot square. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall not be located within a base flood plan or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. The government requires a fully serviced lease. The Government shall have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 a.m. to 5:00 p.m. (excluding Saturdays and Sundays and Federal holidays) Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space availability · Building ownership information · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). · Energy efficiency and renewable energy features existing within the building · List of building services provided
