- EXPRESSIONS OF INTEREST TO SOLICIT A FULL SERVICE LEASE General Service Administration for Department of Energy (DOE) Golden, CO Project 1CO2049 This is a Notice of Intent by the General Services Administration to solicit a full service lease for office and related space. The Federal Government has a requirement to lease approximately 100,000 ANSI/ BOMA Office Area square feet for the Department of Energy (DOE) located in Golden, Colorado. The site shall be able to accommodate twenty (20) Government vehicles and adequate parking for employees and visitors. Lease shall be full service and below prospectus threshold with a term up to ten (10) years, three (3) years firm. The delineated area of consideration is as follows: North - 20 th Avenue West - Joyce Street South - W. Colfax Avenue East - Youngfield Street The location shall be used by DOE for administrative space whose mission includes oversight of the National Renewable and Energy Laboratory (NREL). Preference will be given to a building that can house the entire requirement in one building. A cluster of buildings in a campus setting will be considered as an alternative if located within easy walking distance (approximately 300 feet entrance to entrance). The space must be able to comply with Level II security requirements. Reserved parking for twenty (20) Government vehicles and adequate parking for employees and visitors and shall meet the local code and all handicap parking requirements. Proximity of available parking to the proposed building is important and will be evaluated during a market survey. The office facility shall be a Class A space. All offices and rooms located along the exterior walls shall have windows unless otherwise specified in this document. It shall be fully sprinklered and the finished ceiling shall be at least 9 feet, but not more than 11 feet. The finished room sizes are minimum "wall-to-wall" net usable requirements, exclusive of any building common factors or circulation factors. Public transportation shall be available within a.5 mile radius of the facility and employee services, such as moderately priced restaurants, banks, public transportation, and a fitness center, as well as hotel accommodations for visitors shall be available within a 1.0 mile radius of the facility. Other factors impacting the Government's rights under a prospective lease, such as the length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the lease term, will also bear. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged and be located outside a 100-year floodplain. Space must be ready for occupancy on February 2013 or sooner. A lease term of 10 years with a firm term of 3 years is sought. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, February 22, 2012. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, one-eighth inch scale drawing of space offered, and contact information for owner or authorized agent.
