- Description
- The Department of Veterans Affairs (VA) seeks to lease approximately 9,999 BOMA usable square feet of contiguous first floor office space in Las Vegas, NV. Usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be handicap and public transportation accessible. A lease term of 10 years is required with unilateral Government termination rights after initial firm term of 5 years with 120 day written notice to Lessor. The Government requires a minimum of 30 parking spaces. Estimated occupancy date is December 1, 2012. Space must be located within the following delineated area: Northern Boundary: Smoke Ranch Boulevard Southern Boundary: Charleston Boulevard Western Boundary: Martin Luther King Boulevard Eastern Boundary: Las Vegas Boulevard Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing to the email address below and shall include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; proximity to commercial amenities; building amenities including courtyards, gardens, etc.; and information on building ownership. (Note: The Government is limited by law to pay no more than the appraised fair market rental value for space.) This notice is a pre-solicitation notice - it is not a solicitation for offers or a request for proposals. A solicitation for offers will be issued at a later date.
