Description

Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) currently occupies 7,425 net usable square feet of clinical space in a building under lease in Oxford, AL, and has a requirement for a short term lease of the same square footage in the following delineated area. The offered building must be located within the following boundaries: North - Snow Street East - Central Avenue South -Bruce Street West - South Quintard Avenue Building cannot be within a 100 year flood plain. The VA seeks to lease approximately 8,539 rentable square feet of clinical space located on one or two floors; if the space is located on two floors, those floors must be contiguous. The rentable square footage should yield 7,425 usable square feet of space. The lease term requirement is for four years with one year firm and the space must be available for occupancy by September 1, 2012. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). The VA will consider alternative space if economically advantageous. In making the determination for lease award during the solicitation phase of this procurement the VA will consider, among other things, the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and IT/telecommunications infrastructure. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
