- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Macon Delineated Area: North : I-75 from its juncture with I-475 to the West and Riverside Drive on the East South : Eisenhower Ave (State Route 80 & 22) and 7 th Street East : I-75 as it parallels Riverside Drive continuing on I-16 to 7 th Street West : I-475 First consideration will be given to historic properties and locations within the Central Business District (CBD) of Macon, GA. If none are available, non-historic properties will be considered in the delineated area specified above. Minimum Sq. Ft. (ABOA): 10,227 ABOA SF Maximum Sq. Ft. (ABOA): 10,738 ABOA SF Rentable Sq. Ft: 11,761 RSF Space Type: Office Space Parking Spaces (Total): Minimum 20 Structured and Secured Parking spaces Full Term: Ten (10) Years Firm Term: Ten (10) Years Additional Requirements: Space on second floor or higher is preferred by the Agency if the building is a multitenant. All buildings will require a minimum two (2) means of ingress/egress. A rear entrance and non-public elevator or freight elevator is also required. Building set back must be 25-50 feet off the street. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
