Description
The U.S. Government is seeking to lease approximately 8,447 rentable square feet (a minimum of 7,345 ANSI/BOMA Office Area square feet) of contiguous office and related space in Yonkers, NY within the following delineated area: DELINEATED AREA: Yonkers, NY as described by the area below: Northern Boundary: North Broadway / Dock Street Eastern Boundary: Nepperhan Avenue / New Main Street Southern Boundary: Prospect Street / Nepperhan Avenue Western Boundary: Buena Vista Avenue REQUIRED: Twenty (20) surface parking spaces are required on-site Space on a single floor is preferred. Space on no more than 2 contiguous floors may be considered, provided that if space is offered on more than one floor, at least 85% of the space must be contiguous on one floor. If space is offered above the first floor, the space must be serviced by two (2) elevators. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. The Government does not accept sub-leases LEASE TERM: Ten (10) Years, five (5) years firm term EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN April 10, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Legal description 3)One-eighth inch scale drawing of space offered. 4)ANSI/BOMA defined Office Area Square Feet 5)Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 6)Percentage of Common Area Factor used to Determine the Rentable Square Feet 7)Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
