Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State : California City : Norwalk Delineated Area : City limits of Norwalk, CA Minimum Sq. Ft. (ABOA) : 9,087 ABOA Maximum Sq. Ft. (ABOA) : 9,550 ABOA Space Type : Class ‘A' Office Space or Retail Space Parking Spaces (Total) : Three (3) Surface, Reserved Parking Spaces, Under Rent Full Term : Fifteen (15) years (180 Months) Firm Term : Ten (10) years (120 Months) Additional Requirements : A. Space shall be located not more than the equivalent of two (2) city blocks from a primary or secondary street. B. Efficient use of space configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20 from any interior wall and from each other, and be no more than 2' square). C. Claims lobby must be on ground floor. If entire space cannot be provided on the ground floor, a minimum of two accessible elevators are required. One accessible elevator may serve as a freight elevator. D. Where on-site parking is not available, parking for the disabled must be located within the same block. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • The proposed leased space shall be fully serviced. • Offered space shall not be in the base (100) year flood plain. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
