Description
DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO LEASE SPACE VA desires to lease 4,800 usable square feet of space in Jefferson County in Birmingham, AL. The space is occupied by the Department of Veterans Affairs and must include space for use by tenant for personnel, furnishings, and equipment. The Government requires a fully serviced lease. There must be a minimum of 25 parking spaces, including 2 van-accessible handicapped, on site and designated for the Vet Center use only. Space offered should be contiguous and on the first (1st) floor. Access is required from 6:00 AM to 8:00 PM. Space should not be located in high crime areas or in any area that will require more stringent building security. Building cannot be within a 100 year flood plain. Location: Space must be located within the following geographic boundaries of Birmingham, AL: North: 3rd Avenue South; East: Red Mountain Expressway/Highway 280; South: Valleydale Road; West: Interstate 65; Lease Term: The lease term shall be 10 years, 5 years firm. A market survey of properties for this lease will be conducted by VA. Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or non-contingent control of property at the time of submission of initial bids. The following information shall be provided along with expression of interest: (1) Site plan depicting the building, (2) a block or floor plan of the proposed space for offer, (3) identification of site plan demonstrating location of parking to be dedicated for VA's use. The Government will pay no more than the appraised fair market rental value for the building. This advertisement is not a request for proposals. A Solicitation for Offer may be issued by the Department of Veterans Affairs at a later date.
