Description
The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: Medical Office Net Usable Sq. Ft: 9,999 Parking Spaces (Total): 70 Delineated Area: McCarran Circle, Reno, NV Full Term: 10 Years / Firm Term: 5 Years ADDITIONAL REQUIREMENTS: The offered space: "Shall meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. "Shall be contiguous and built to VA specifications "Shall be zoned for the intended use "Shall be modified gross lease (VA will pay for utilities and janitorial for internal space) "Shall not be in the 100 year flood plain. "Space shall not be next to a bar, liquor store or like establishment; "Space shall not be located near a residential hotel; and "Space shall not be located near an area where it is known that illegal activities occur such as illegal drugs sales. "Is preferred to be located on ground floor, if not, elevator must be ADA compliant with gurney access Brokers or legal representatives must show written acknowledgement and permission to represent the property. Occupancy is required as soon as possible but no earlier than 10/1/2012. Expressions of Interest Due: June 22, 2012 no later than 4:00 PM PDT SUBMISSION REQUIREMENTS: Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. A market survey of offered properties will be conducted by VA staff. All interested parties shall respond to this announcement no later than the above Expressions of Interest date and shall include the following: Building name and address Location of available space and date of availability Rentable and net usable square feet rental rate/ psf, specifying services and utilities "As built" floor plans of offered space Parking ratios Proximity to 975 Kirman Ave, Reno, NV (VA Medical Center) Contact information of authorized representative Electronic and hard copies shall be sent to: Department of Veteran Affairs Attn: John Paul Niega, Contract Specialist 975 Kirman Avenue Reno, NV 89502 Johnpaul.niega@va.gov RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ANNOUNCEMENT AND THE VA WILL NOT REIMBURSE ANY COSTS ASSOCIATED WITH RESPONSES TO THIS ANNOUNCEMENT.
