Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: UT City: Moab Delineated Area: City Limits of Moab, UT Minimum Sq. Ft. (ABOA): 23,391.00 Maximum Sq. Ft. (ABOA): 24,763.00 Space Type: 14,220-15,592 ABOA square feet of Office, 9,171 square feet of Warehouse contiguous to office, 80,000 square feet Ware Yard contiguous to warehouse. Parking Spaces (Total): 133 +Accessible Parking Parking Spaces (Surface): 90 + Accessible Parking to code or 4 (Whichever is greater) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 43 Full Term: 10 years Firm Term: 8 years Option Term: NA Additional Requirements: Property must be capable of sending and receiving radio transmissions from Bald Mesa or Utah State Microwave tower. The Government shall determine if adequate strength of signal is available through an on-site inspection. Additional Requirements Continued : Site must have underground city utilities (electricity, gas, water, sewer, and telecommunication facilities capable of supporting DS1 service). The space will consist of approximately 14,220 ABOA square feet of office space, 9,171 ABOA square feet of warehouse space and 80,000 square feet of wareyard space. 15 on-site parking spaces for visitors and 75 on-site parking spaces for employees are required. An additional 43 secured Government vehicle parking within the ware yard are also required. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required (except electric and gas utilities paid directly to the utility companies paid by Government occupying tenant). Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. NOTE: The U.S. Government currently occupies office and related space in a building under lease in Moab, UT that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must include the following information: - Building name, address and location of the available space within the building - Rentable square feet available and expected rental rate per rentable square foot, fully serviced - ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any - Date of space availability - Building ownership information - Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking - Energy efficiency and renewable energy features existing within the building - List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
