Description
The U.S. Government is interested in leasing approximately 7,372 rentable square feet of office space. The rentable space shall yield approximately 6,411 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. The building offered must be Class "A" professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. Delineated Area: The City of Syracuse- Central Business District -Basement or below grade space is unacceptable. -The government shall have access to the space 24 hours a day, 7 days a week, 365 days a year, including freight access/elevator if applicable. Parking Spaces (Reserved): 2 secured parking spaces for government vehicles required Lease Term: 10 years, 5 years firm. The term is for ten years cancelable at anytime by the Government after the fifth year upon one hundred and twenty (120) days written notice to the lessor/contractor. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING VIA MAIL, FAX, OR E-MAIL FOR RECEIPT NO LATER THAN 4:00 PM EST, JULY 20, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: RLP # 2NY05294, Building name and address, and location of space in the building. Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
