Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKING SOURCES FOR AN OUTPATIENT CLINIC LEASE IN SAN JOSE, CALIFORNIA Notice: This is NOT a solicitation announcement. This is a Request for Information (RFI) only. Information received by VA in response to this RFI will be used by VA to make appropriate acquisition decisions. Responses to this RFI will be reviewed by VA, and a solicitation may be issued in the future. VA desires to lease between 60,000 and 72,000 net usable square feet (NUSF) and 520 parking spaces in San Jose, CA for use as an outpatient clinic. VA seeks information from parties who would potentially offer to VA one or more of the following to satisfy this requirement: 1)Lease of an existing building to VA 2)Sale of land site through an assignable option to VA 3)Lease of a build-to-suit on land site owned/controlled by the interested party LEASE TERM This will be a full service lease contract with a lease term of twenty (20) years. DELINEATED AREA The building/ property must be within the following delineated area: Beginning at the intersection of Highway 101 - Bayshore Freeway and Interstate 880 follow Highway 101 “ Bayshore Freeway south/southeast to Story Road; follow Story Road southwest; continue on as Story Road becomes Keyes Street; continue on as Keyes Street becomes Graham Avenue; follow Graham Avenue to Willow Street and proceed to Meridian Avenue, turn left and proceed south on Meridian Avenue; from Meridian Avenue turn right on Hamilton Avenue and proceed west to Highway 17; follow Highway 17 north and continue as High 17 becomes Interstate 880; proceed northeast on Interstate 880 to point of beginning. SUBMISSION REQUIREMENTS To the extent possible the following information must be submitted in writing for each building or site offered: For an Existing Building: Building name and address Building location identified on map demonstrating the building is within the delineated area Building size in total rentable and usable square feet Minimum total net usable square footage that can be provided and the net usable square footage on each contiguous floor that would be offered Other building tenants Ownership entity Proof of ownership/control of building Date the space would be available to accept tenant improvements Building photographs including an exterior photograph If this information is being submitted by an agent of the ownership, provide evidence that the agent is authorized to represent the ownership in this matter For Land Site: Identify if this site is: a)being offered to VA for sale, or b)as a site for owner-controlled build-to-suit for lease to VA Site address or location description Location on map demonstrating the site is within the delineated area Acreage available for sale Proof of ownership or control of the site Current zoning of the site Access to utilities including water and sewer Indicate whether the site is/is not located within the 100-year floodplain Information on easements and/or other encumbrances affecting the potential development of the parcel If this information is being submitted by an agent of the ownership, provide evidence that the agent is authorized to represent the ownership in this matter Interested parties should submit the requested information electronically no later than 5:00 p.m. Eastern on July 10, 2012 to VA ™s real estate representative identified below: Public Properties LLC 3210 Grace Street, NW Suite 100 Washington, DC 20007 Telephone: 202-652-4192 Brad Seifert bseifert@ppwashdc.com James Kennedy jkennedy@ppwashdc.com Please note that the Government will pay no more than the appraised fair market rental value for leased space and no more than fair market value land.
