- Solicitation for Offers No. 2CO0461 July 11, 2012 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Colorado Springs, CO Delineated Area: NORTH: Interquest Parkway/Shoup Road/Milliam Road EAST: North Powers Boulevard/South Powers Boulevard SOUTH: East Rio Grande Street/Airport Road WEST: I-25 Minimum Sq. Ft. (ABOA): 4,150 ABOA SF Maximum Sq. Ft. (ABOA): Approximately 4,773 RSF Space Type: OFFICE Parking Spaces (Total): 18 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 18 fenced secured (structured parking preferred) Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. Space must be located on the second floor or higher. Space may be located on the top floor, provided no roof access is within the offered space. Buildings with public parking areas below the offered space will not be considered. Space shall be located in a professional office setting and not within 1,000' of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation centers and/or day care centers. Space shall not be located in the same building as day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probation, parole, public defenders, and/ or social services. The Government requires a fully serviced lease including 18 onsite reserved fenced parking spaces. Structured parking is preferred. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
