Description
The U.S. Government seeks to lease from 1,064 net usable square feet to 1,284 gross rentable square feet of commercial retail space for use as an Air National Guard recruiting office (slightly larger spaces may also be considered). The parking need is a minimum of five on-site parking spaces with an estimated total parking load maximum of about twelve. A 5-year gross lease is sought. The space must be built out to design specs to be provided and ready for occupancy no later than November 30, 2012, with a lease execution date of no later than August 15, 2012. The delineated area is defined as the US 101 Corridor, in the cities of Oxnard and Camarillo, CA. The Government will use responses to this advertisement as a partial basis to determine a competitive set of properties to whom a Solicitation For Offers (SFO) shall be issued to elicit full and open competition offers for the lease award. Primary considerations include: public visibility, building quality (age, condition, design features & amenities), the costs of: rent, NNN expense, and tenant improvements, tenant improvement allowance, convenience of vehicular access, parking availability, maximum signage potential, energy efficiency, crime level, proximity to high schools and colleges, synergistic cotenants (appeals to age 18-24 demographic group), financial strength of asset balance sheet and income. The leased space must meet the Federal Government's standards for fire and seismic safety; accessibility; security; and must not be located within a 100-year floodplain. The requirements listed above must generally be met to be considered as a potentially acceptable property. Expressions of interest must include the following information: Building name and address and location of the available space within the building (site plan and/or floor plan). Rentable square feet to be offered and the asking base rental rate, NNN expenses, and tenant improvement allowance. Date of space availability. List of building property management services provided. Property ownership contact information. Amount and type of parking available on-site. Energy efficiency and renewable energy features existing within the building. The Government's decision to award a lease will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide specific information requested as part of its response to this advertisement, the Government reserves the right to eliminate that property and/or offeror from consideration.
