Description
DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE SPACE IN MAUI, HAWAII FOR A LEASED OUTPATIENT CLINIC The VA desires to lease space in Kahului, Maui to accommodate a minimum of 9,000 to a maximum of 9,990 of Net Usable square feet (NUSF) for a Community Based Outpatient Clinic, along with fifty (50) parking spaces (reserved preferred if possible). VA will also consider acceptance of donated space. The space must be contiguous and built to VA specifications. Space on a single, ground floor is preferred, but can be provided on up to two floors provided they are adjacent within a single-tenant facility. Upper floors must have a minimum of two elevators. One accessible elevator may serve as freight elevator. Build to suit opportunities can be entertained, however buildings which are planned, and approved for construction are preferred. Proposed buildings must be zoned for the intended use, and provide on-site parking as above, or meet local code, whichever is greater. To be considered, the site must be within or bounded by the delineated area as follows (both sides of the street will be considered): Northern Boundary: Mill Street east, then southeast on Lower Main Street to West Kaahumanu Avenue and east to W. Wakea Avenue then along State Highway 36 to Kuihelani Highway. Southern Boundary: Mauilani Parkway between Honoapiilani and Kuihelani Highways. Eastern Boundary: Northeast along Kuihelani Highway from Mauilani Parkway to Mokulele Highway, north on Hookele Street, west on Pakaula Street, continuing northeast along Kuihelani Highway to State Highway 36. Western Boundary: South on North Market Street, west on Main Street to Honopiilani Highway. The lease will be for a term up to ten (10) years. The space offered will provide a new community based outpatient clinic for the VA. Special consideration will be given for sites on or in close proximity to public transportation routes and retail amenities along with close proximity to emergency medical facilities. Evidence of proper zoning and city approval shall also be provided. Occupancy is required as soon as possible. Offerors must provide evidence that offered properties are outside the both the 100 year flood plain, and Tsunami inundation zone. Clinic facility and grounds and landscaping must comply with VA Life Safety, Seismic, Radon and ADAAG / ABAAS requirements. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of the property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
