- Description: The US Government currently occupies approximately 60,000rentable square feet of office and laboratory space in a building in Rockville, MD. The existing lease will be expiring 9/30/13. Delineated Area: To the north: Muddy Branch Road to I-270 to I-370 To the east: Crabs Branch Way to E. Gude Drive to Norbeck Road to Viers Mill Road to Connecticut Avenue To the south: Western Avenue following the border of Southern Maryland up to Clara Barton Parkway. Minimum ABOA Sq Ft: 47,000 Maximum ABOA Sq Ft: 53,000 Space Type: Partial research laboratory and partial office Parking Spaces (Total): Minimum 1.5 per 1,000 RSF Parking Spaces (Surface): Minimum 1.5 per 1,000 RSF Parking Spaces (Structured): None required Parking Spaces (Reserved): 1 Full Term: 15 years Firm Term: 15 years Additional Requirements: Must be compliant with BSL-2 (BioSafety Level 2), Vibration, Seismic, Architectural Barriers Act Accessibility Standard (ABAAS) and Fire / Life Safety requirements. Offered space must meet Government requirements, as per the terms of the lease for: 1. Ceiling height: Minimum of 8 ft to a maximum of 11 ft clearance from finished floor to underside of finished ceiling for office areas and minimum clear height of 9 ft 8 inches to 11 ft 3 inches to accommodate certain lab equipment including extensive fume hoods, NMR units and robot systems 2. Fire safety 3. Accessibility (ABAAS) 4. Seismic 5. Sustainability 6. The proposed leased space shall be fully serviced 7. Offered space shall not be in the 100 / 500 year flood plain 8. Special Requirements: Clear interior areas approximating 15 ft X 16 ft each for Nuclear Magnetic Resonance Spectrometers, and clear area approximating 24 ft X 36 ft for robotics equipment with minimum 10 ft ceiling height. 9. Vibration 10. Emergency power for robotics equipment, NMR equipment, cold room, designated refrigerators, freezers, incubators and other equipment requiring capacity of about 300KW for a minimum of 24 hours. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rate includes an amount for tenant improvements and state the amount (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any); • Energy efficiency and renewable energy features existing within the building: • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
