- Expressions of Interest Due: August 23, 2012 Market Survey (Estimated): TBD Offers Due: (Estimated): TBD Occupancy (Estimated): October 1, 2013 General Services Administration (GSA) seeks to lease the following space: State: Illinois City: Granite City Delineated Area: North: I-270 South: Edwardsville Rd.; McCambridge Rd.; 2nd St.; Broadway East: Rte. 111 West: Rte. 3 Minimum Sq. Ft. (ABOA): 73,100 Maximum Sq. FT. (ABOA): 75,600 Space Type: Warehouse Parking Spaces (Total): 1 Parking Spaces (Surface): 0 Parking Spaces (Structured/Secured): 0 Parking Spaces (Reserved): 1 Full Term: 10 years Firm Term: 5 years Cancellation: 120 days notice after initial 5 year term Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. -No build to suits will be considered. -Space must include an office area containing approx. 450 s.f. of office space, two individual secured rooms containing approx. 1,000 s.f. of usable temperature controlled space for records and sensitive items, and a lounge/break area of approx. 450 s.f. -Ceiling height of at least 22 feet required to allow for 15-foot pallet storage racks with 7-foot clearance throughout the space. -2 dock levelers which will accommodate weights up to 10,000 pounds are required, with two overhead doors. -Floor load requirement: a minimum of 175 psi; floor load must be capable of supporting such equipment as fork lifts and pallet jacks. -In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current lease location. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Project Number 2IL0309 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
