- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: STATE: Arizona CITY: Casa Grande DELINEATED AREA: North: East Cottonwood Lane; East: Henness Road; South: Route 287; West: North Peart Road. MINIMUM SQ. FT. (ABOA): 4,846 ABOA MAXIMUM SQ. FT. (ABOA): 5,331 ABOA SPACE TYPE: Office PARKING SPACES (TOTAL): • Two (2) parking spaces under rent for Government use. • Employee and visitor parking per local code. FULL TERM: Fifteen (15) Years (180 Months) FIRM TERM: Ten (10) Years (120 Months) OPTION TERM: No Renewal Options ADDITIONAL REQUIREMENTS: • Offered space shall be located no more than the equivalent of two (2) city blocks from a primary or secondary street. • Efficient use of space: Configuration (space should be no more than twice as long as it is wide), size, number and columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square). • Offered space must be contained in one contiguous block without being split by a public corridor. • First floor or upper floor contiguous space (on one floor) with a minimum of two (2) accessible elevators. One elevator may serve as a freight elevator. • Where on-site parking is not available, parking for the disabled must be located within the same block. • Space shall have at least one (1) separate employee entrance providing ingress without going through the reception area. • Roof-top access for Antenna and/or satellite with unobstructed southwestern view and with a minimum elevation of 15 degrees above the horizon. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • A fully serviced lease is required. • Offered space shall not be in the 100 year flood plain.
