- Expressions of Interest Due: August 27, 2012 Market Survey (Estimated): October 23, 2012 Offers Due: (Estimated): November 18, 2012 Occupancy (Estimated): March 1, 2014 General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Columbia Delineated Area: City Limits of Columbia, MO Minimum Sq. Ft. (ABOA): 7,982 Minimum Sq. Ft. (ABOA): 8,402 Space Type: Office Parking Spaces (Total): 38Parking Spaces (Surface): 38 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 7 years Cancellation: 90 days notice after initial 7 year term Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. -Space on first floor is preferred; if space on second floor or above is offered, two elevators are required; if a freight elevator is the second elevator, is must be ADA accessible. -Space must be contiguous and on one floor. - Space must have the potential for efficient layout; columns must be at least 20 feet apart center to center, 20 feet from any interior wall, and no more than two foot square; columns must be at least 20 feet from the windows. -Minimum 9 foot ceilings are required. - Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -A variety of inexpensive and moderately priced fast food and eat-in restaurants within close proximity and easy access are required. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Project Number 2MO0285 when responding. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
