Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: OK City: Lawton Delineated Area: City of Lawton, OK Minimum Sq. Ft. (ABOA): 8,116 USF Maximum Sq. Ft. (ABOA): 8,116 USF Space Type: Office Parking Spaces (Total): Forty-Nine (49) on-site parking spaces for employees and the public and 7 public parking spaces within a 2 block radius. Parking Spaces (Structured): 0 Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: •· The Government requires a fully serviced lease including a total of forty-nine (49) on-site parking spaces and 7 public parking spaces within a 2 block radius. •· The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 7:00 a.m. to 5:00 p.m. (excluding Saturdays, Sundays and federal holidays). •· Sites which are located directly on a highway or 6 - lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocs or equivalent from the proposed office space. Locations must be convenient to the visiting public as possible. Primary consideration is selection boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. •· The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The Government's decision regarding whether to relocate will be based, in part, on information in response to this advertisement. Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: •A. Agents must provide written authorization to represent buildings ownership; •B. Building name and building address ; •C. Building ownership information, including contact information for Owner or Authorized Agent; •D. Floor plan of proposed space; •E. Rentable square feet available; •F. ANSI/BOMA Office area square feet and the Common Area Factor; •G. Date of space availability; •H. Available parking and a detailed Site Plan showing available parking; •I.
