- Advertisement - 2GU0039 U.S. GOVERNMENT 2GU0039 General Services Administration (GSA) seeks to lease the following space: State: Guam City: Multiple Delineated Area: RT8 to N St. to E. Sunset Blvd. to to RT 10A to Rojas St. to Harmon Industrial Park Rd. to Lipog St. to Marine Corps Dr. to Happy Landing Rd. to Pale San Vitores Rd to Father Duenas Dr. to Gov Carlos G Camacho Rd. to Marine Corps Dr. to RT 8. Minimum Sq. Ft. (ABOA): 43,645 Maximum Sq. Ft. (ABOA): 45,000 Space Type: Office Parking Spaces (Total): 35 Parking Spaces (Reserved): 35 Full Term: 20 years Firm Term: 15 years Option Term: NA Additional Requirements: •· The building should be of sound and substantial construction and of "Class A" quality with 9 foot ceilings and aesthetically pleasing/ contemporary building façade. •· Building shall have a minimum 3 day emergency power backup •· Onsite water storage •· Typhoon protection •· 25 foot setback from building façade to any point where an unscreened or otherwise authorized vehicle can travel or park Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: September 7, 2012 TO BE CONSIDERED, Expressions of Interest must be submitted in writing and should include the following information at a minimum (This is not an invitation for bids nor a request for proposals): Building name/address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and date it will be available One-eighth inch scale drawing of space offered ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized representative In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission "Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement."
