- REVISED REQUIREMENT: U.S. GOVERNMENT WANTS TO LEASE SPACE IN OKLAHOMA CITY, OK RLP No. 9OK2008 General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Oklahoma City Delineated Area: Area 1 North: From the intersection of Memorial Road and Hefner Parkway travelling eastwardly along Memorial Road to the intersection of Memorial Road and Midwest Road. East: From the intersection of Memorial Road and Midwest Road travelling southward to the intersection of Midwest Road and Wilshire Boulevard. South: From the intersection of Midwest Road and Wilshire Boulevard travelling west along Wilshire Boulevard to the intersection of Wilshire Boulevard and Hefner Parkway. West: From the intersection of Wilshire Boulevard and Hefner Parkway travelling north to intersection of Memorial Road and Hefner Parkway. Area 2 North: From the intersection of Wilshire Boulevard and Rockwell Road travelling eastwardly along Wilshire Boulevard to the intersection of Hefner Parkway and Wilshire Boulevard. East: From the intersection of Hefner Parkway and Wilshire Boulevard travelling southward along Hefner Parkway to the intersection of 39 th Expressway and Hefner Parkway. South: From the intersection of 39 th Expressway and Hefner Parkway travelling west along 39 th Expressway to the intersection of 39 th Expressway and Rockwell Road. The Government may consider non-contiguous space on not more than two floors provided a minimum of 3,000 ABOA square feet are provided on the first floor with secure access to the remaining space. Space must have potential for an efficient layout. Space should be located in a professional office setting. Space shall not be located within 250' of residential areas, educational facilities, religious facilities, and/or retail facilities. The Government requires a fully serviced lease including 72 on-site secured surface parking spaces and exterior fenced loading area (approx. 1,700 SF). The parking requirements stated above are in addition to onsite visitor parking. The Government requires building access on a 24 hour, 7 day a week basis. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
