- The U.S. Government currently occupies warehouse space in a building under lease in Albany, Oregon, that will be expiring. The U.S. Government requires warehouse space yielding approximately 3,100 net usable square feet. Minimum net usable square feet: 3,000 Maximum net usable square feet: 3,100 The lease term requirement is for four (4) years. The space must be available for occupancy by December 1, 2012. The delineated area is as follows: Five mile radius from 777 Northwest 9th Street, Corvallis, Oregon (Headquarters) Applicable space requirements include the following features: - Smooth, sealed concrete floor - Ceiling clear height of at least 14' to the nearest obstruction is required - At least one (two preferred) manually operated roll-up door, minimum 12' wide x 14' high - At least one personnel door - Lighting to minimum 30 foot candles at floor level - Capable of maintaining temperature range of minimum 55 degrees to maximum 80 degrees - The warehouse space must have adequate security to prevent theft and vandalism - The space must accommodate two (2) trailer-mounted 25ft. boats along with two (2) 19ft Zodiacs on trailers, and must be readily accessible to maneuver these boats in and out. Radial clearance of approximately 40' must be available to maneuver trailers in and out of warehouse space. - Layout of warehouse space must be able to accommodate ten (10) chain-link storage cages, ranging from 80 sf to 120 sf each, while allowing sufficient room to store the four (4) previously mentioned boat trailers. Storage cage specifications to be provided upon request. - Must have a cold water spigot located on front side of space near roll-up door. The U.S. Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Governments requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. - Net usable square footage to be offered. - Date of space availability - Building ownership information - Energy efficiency and renewable energy features existing within the building - List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
