Description
General Services Administration (GSA) seeks to lease the following space: THE U.S. GOVERNMENT SEEKS TO LEASE 95,580RSF (83,113 USF) OFFICE SPACE MEMPHIS TN. Space must be located in Memphis, TN. LEASE TERM: FOR A TERM OF TWENTY YEARS BEGINNING ON OR ABOUT 04/30/2015. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous within any offered building. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. A fully serviced lease is required. All services, supplies, utilities, and tenant improvements are to be provided as part of the rental consideration. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Offered space must meet Government requirements for seismic and sustainability standards per the terms of the Lease. Only single tenant stand alone buildings will be solicited, buildings that are planned and permit approved, but not yet constructed will be considered. Properties must be located within the delineated area described below: First Priority 1. CBD: North: Wolf River East: Danny Thomas Blvd/Popular Ave/ Cleveland St/ Linden Ave South: East EH Crump Blvd/I55 / Illinois Central Railroad Tracks West: Mississippi River 2. The Northern Interstate 40 North: Interstate 40E/W East: Interstate 40 N/S South: North Parkway, Summer Avenue (Route 64) West: Interstate 40 N/S 3. The Eastern Sub Market area North: Interstate 64 East: Germantown Road / Wolf River Blvd / Kirby Parkway South: State Highway 385 West: Interstate 240 / Summer Ave Minimum Sq Ft (ABOA) 83,113 (including office and annex) Annex sq ft (ABOA) approximately 6,100 Maximum Rentable Sq Ft: 95,580 Space Type: Office/Annex Parking Space Total: 130 Parking Spaces (surface) 100 Parking Spaced (structured) 30 Full Term: 20 years Firm Term: 20 years Offered space must also meet the following conditions: 1. Security Requirements: Must meet minimum Interagency Security Criteria for a Level III Occupancy. 2. Single Tenant Occupancy 3. Minimum Setbacks of 50ft to 100ft subject to Government review of individual building / site features. 4. Must have a loading dock to accommodate a 50ft semi-tractor/trailer 5. Provide two independent remote means of egress 6. Have ready access to power, water, sanitary sewer, telephone, cable tv and fiber optics, along with supporting amenities. 7. Have ready convenient access to major traffic arteries and to food service establishments and retail services. Expressions of interest are due: by 3:30 PM EDT, October 30, 2012. Expressions of interest should include building name and address, rentable square feet offered, a site plan or floorplan for the offered building and contact information of authorized representative and the Project Number – 2TN0292. SUBMISSIONS RECEIVED AFTER 3:30 pm est, October 30, 2012 WILL NOT BE CONSIDERED. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
