Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Imperial Delineated Area: North: Westmorland Street South: Interstate 8 East: 111 Road West: Huff and Imler Roads Minimum Sq. Ft. (ABOA): 10,500 Maximum Sq. Ft. (ABOA): 11,025 Space Type: Office Parking Spaces (Total): 35 Parking Spaces (Surface): n/a Parking Spaces (Structured): N/A Parking Spaces (Reserved): 35 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: · Contiguous space is required. · 1 st floor space will only be accepted under the following circumstances: the Agency is the sole tenant; all required parking is included; 20’ setback from building to all sidewalks, parking lots and adjoining streets. · A separate, parking area with minimum of four (4) parking spaces for visitors must be provided on-site. · Offeror must provide 35 secured parking spaces. · Offeror must provide secure interior parking in the form of an enclosed garage. · Secure garage parking shall be designed to have, at a minimum, two 12’ high by 14’ wide electronically operated roll-up doors. · Government shall have the right to mount antennas on the roof of the building. · Agency can’t be collocated with other Federal, State, Local government agencies or private firms whose primary clientele are involved or have ties to criminal elements. · Agency must be 1,000ft away from daycare or childcare centers. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease [is/is not] required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: 10/15/2012, 4PM Pacific Time TO BE CONSIDERED, Expressions of Interest must be submitted in writing and should include the following information at a minimum (This is not an invitation for bids nor a request for proposals): Building name/address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and date it will be available One-eighth inch scale drawing of space offered ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included List of building services provided Marketing Brochures are highly encouraged Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized representative In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission Please reference Lease# GS-09B-03115 "Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement."
