Description

DEPARTMENT OF VETERANS AFFAIRS, VA CARIBBEAN HEALTHCARE SYSTEM SEEKING FOR WAREHOUSE SPACE (NEW CONSTRUCTION OR EXISTING SPACE) The Department of Veterans Affairs in San Juan, PR desires to lease sufficient rentable square footage to yield approximately 26,000 usable square feet (USF) of contiguous warehouse space that can be provided by new construction or modification of existing space in a non-floodable zone. The space shall have a 30 foot minimum clearance height. A lease for up to 20 years (10 years firm) will be considered. Offered properties must be located within the following delineated area in order to be considered: NORTH: Starting at the State Road #22 (Jose De Diego, Expressway) and along State Road #26 (Baldorioty de Castro, Expressway); EAST: Starting at the State Road #26 (Baldorioty de Castro, Expressway); and continuing to the intersection of State Road #887; and connection with State Road #860 and along with State Road #8860 and continuing to the intersection of State Road #181; SOUTH: Starting at the State Road #175 intersection and along with State Road #1 and connection with State Road #20 (Martinez Nadal, Expressway) intersection ; WEST: Starting at the State Road #177 (Ave. Lomas Verdes) and along with State Road #174 and connection with State Road #2; and continuing to the intersection of State Road #167(Ave. Comerio); and connection with State Road #165 and along with State Road #28 and connection with State Road #2 (Ave. J. F. Kennedy) intersection, and continuing to and connecting with the State Road #22 (Jose De Diego, Expressway) The space must be handicap accessible and accessible for deliveries and pick-up by commercial vendors. The space must be in a secure, guarded area with availability of loading dock and on-site parking spaces for trucks and vehicles for use by the tenant and visitors. A portion of the warehouse space must be air conditioned. The building structure, including the mechanical and electrical components, shall meet the minimum Federal Fire Safety and Handicap requirements and VA standards criteria and requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; safety and security of its surrounding areas and accessibility of the property to major highways and State roads. A market survey of properties offered for lease will be conducted by VA.
